Colorado Springs-area home construction continued its blistering pace in the first quarter, although one economist fears an oversupply could drive down prices in the next few years. Single-family home building permits totaled 1,392 from January through March — a 20.2 percent jump from the same period last year, according to figures released Friday by the Pikes Peak Regional Building Department. The number of permits this year puts Colorado Springs and El Paso County on pace to shatter the record of 5,059 single-family permits, set only last year.

In an otherwise unstable economy, the housing market has remained strong, with exceptionally low mortgage rates encouraging many to buy homes, driving up home prices, and enabling homeowners to refinance existing mortgages at lower rates. Unwanted mobile phones can be recycled into as much as L30 each by Help the Aged to help older people. The average mobile phone is replaced every 18 months amounting to 15 million phones being made redundant every year. My first thought on hearing this was, maybe its just as well. After a difficult childhood, which he didnt wish to go into for the entirely sensible reason that his family was still alive, he became an insurance clerk in Bristol at a time when he was coming to terms with his homosexuality. He was horrified to find that insurance companies discriminated against gays by insisting that they take HIV tests, and then turning down their applications for insurance and mortgages. Whatever the rights and wrongs of this, and one can see both sides of it, he decided to set up his own insurance company specialising in policies for homosexuals.

David Lereah, NARs chief economist, said the baby boom generation is driving second home sales. Theyre at the optimum point in life when people become interested in second homes, theyre at the peak of their earnings.

In fact, one of the hottest segments in real estate is second-home development, in which well-appointed occasional-use or vacation residences typically sell for $300,000 to $1,000,000. Based on our estimate of more than 6 million second homes in this country, spending on these residences exceeds $19 billion a year (a 46 percent increase from 1995). And that total doesnt include the initial costs of buying and furnishing the home. Over the next decade or so, because many Boomers (now 39 to 57 years old) will enter the prime life stage for buying a second home, the high growth rate in spending on such real estate should continue.
Fiftyish parents are not the only ones anxious to see the children move out and get on with their lives. Realtors also look forward to the empty-nest stage so they can sell vacation homes to affluent couples with money to spend on themselves. But some parents dont wait for the nest to empty before they buy another one. Couples with children under age 18 at home have an average propensity to own vacation homes. But they are numerous, so they comprise 25 percent of the total market. Single parents, people who live alone, and other households are about half as likely as average to have second homes, but this diverse group is numerous enough that it also accounts for 27 percent of the market. Real estate accumulates with age. Few house-holders under age 35 own a second home. The two largest age markets are couples aged 35 to 54 with children under age 18 at home and couples aged 55 and older with no children. Each comprises about 20 percent of the total.

WASHINGTON — The housing market is still booming, with construction of new homes rising 0.2 percent in May. Builders rushed to break ground on new projects to meet strong demand fueled by low mortgage rates. While the May increase was slightly below the 0.6 percent gain that had been forecast, economists blamed a decline in the South on the temporary effect of unusually wet weather in Florida and other parts of the South. They noted that permits for new construction, a key indicator of future strength, came in at a solid annual rate of 2.050 million units. “We still have a red-hot housing market,” said David Seiders, chief economist of the National Association of Home Builders. “Surveys of both lenders and builders are showing tremendous ongoing strength with little or no hints that anything is starting to fall.”

Sir: Im pleased that someone has at last taken note of the alarming rise in second and holiday homes (” Supertax proposed on second homes”, 20 May). Im often left to wonder what will happen when we have a situation where an entire village is temporarily occupied upon a sub-let basis, full of chocolate-box cottages and people searching for “the real Lake District”. The 50 per cent council tax rebate for second-home owners is an absolute scandal. This is a highly emotive and contentious issue with many people and causes no end of bad feeling. MAPLETON — Twenty to 30 Mapleton residents turned out this weekend to help clean out the fire-damaged office of Mormon filmmaker Richard Dutcher. Dutcher, whose films include “Gods Army,” “States of Grace” and “Brigham City,” said working in the smoke-covered office was hard. “It feels like all of us have been smoking a six-pack of cigarettes” a day, he said.

Construction of luxury vacation homes and second residences near lakes in Kootenai County has increased sharply and buyers from across the country are getting in on the action. Builders say the high-end second-home market started to take off about five years ago, and theres no end in sight to the trend. Prices for new high-end homes now range between roughly $1 million and $5 million, says Jim Edwards, owner of Edwards Construction Inc., a Coeur dAlene contractor that specializes in building high-end vacation homes.

WASHINGTON — Construction of new homes and apartments plunged by 17.6 percent in March, the biggest decline in 14 years and another possible indication that rising interest rates are beginning to take a toll on the economy. Meanwhile, wholesale inflation shot up 0.7 percent as energy prices soared. The Commerce Department reported Tuesday that builders started construction on new homes and apartments at a seasonally adjusted annual rate of 1.84 million units in March, down from 2.23 million units in February. “This is a bit of a shocker,” said David Seiders, chief economist for the National Association of Home Builders. “But I dont think this represents a fundamental downshift in the housing market. There were special factors behind it.”
Construction of new homes, primarily in La Quinta, continues to dominate the Coachella Valley construction industry.With La Quinta issuing permits for 103 homes valued at $18,020,040, the valley toted up $58,789,335 in building valuations during November, a slight increase of .07 percent over last November.Again, La Quinta stood at the top of the chart, followed by Palm Desert with a $16,452,036 November total.In all, permits for 196 homes totaling $42,079,097 in valuations were issued.

She spent little time on an Indian reservation because her tribe, the Northwestern Band of the Shoshone Nation, doesnt have one. Fiftyish parents are not the only ones anxious to see the children move out and get on with their lives. Realtors also look forward to the empty-nest stage so they can sell vacation homes to affluent couples with money to spend on themselves. But some parents dont wait for the nest to empty before they buy another one. Couples with children under age 18 at home have an average propensity to own vacation homes. But they are numerous, so they comprise 25 percent of the total market. Single parents, people who live alone, and other households are about half as likely as average to have second homes, but this diverse group is numerous enough that it also accounts for 27 percent of the market. Real estate accumulates with age. Few house-holders under age 35 own a second home. The two largest age markets are couples aged 35 to 54 with children under age 18 at home and couples aged 55 and older with no children. Each comprises about 20 percent of the total.

An arched window situated just above the garden tub in this master bath left the space bathed in light but devoid of privacy. The homeowners-Elaine and Bob Jackson of Alpharetta, Georgia-wanted the sense of seclusion without losing the natural light and airy ambience provided by the window. A pair of custom-built louvered shutters proved perfect for the window. The Georgian Company, a local shutter shop, measured and designed the shutters for the Jacksons bath. “The critical part of interior shutters is the measuring and knowing how youre going to hang them,” says the shops owner, Bob Gard. “If theyre measured right, they fit like a glove,” he explains. The shutters mount inside the window frame. An outside mount is preferable if you want your windows to appear bigger or if you want to hide an unattractive one, while an inside mount gives a more finished appearance.

SYRACUSE - Between 65,000 and 75,000 car enthusiasts are expected to attend the eighth annual DuPont Hot Hues Syracuse Nationals car show this weekend at the New York State Fairgrounds. The event, which is staged July 20 to 22, features a demolition derby, tractor pull, and model-car contest. More than 300 vendors will be on hand selling parts to build and restore cars. Cicero-based Tri-State Auto Auction, Inc. is bringing its classic-car auction back for a second year. Last year, the one-day event sold 28 cars. “People are still buying classic cars,”OConnor says.
